National Social Security Fund (NSSF) Profile

The National Social Security Fund is a quasi-government agency responsible for the collection, safekeeping, responsible investment, and distribution of retirement funds from employees of the private sector in Uganda who are not covered by the Government Retirement Scheme.

 

 

Job Profile

The Sales Officer is primarily responsible for generating sales leads on residential real estate projects being actively sold.

 

 

Roles and Responsibilities:

  • Devising strategies and tactics aimed at convincing prospective clients to buy the Fund`s houses at the set terms and conditions.
  • Actively devising ways to sell the Fund`s houses developed under the build and sell category, in the quickest and most efficient manner to maximize the return on investment.
  • Help advising potential customers on which units to choose when selecting houses to buy.
  • Opening and maintaining a file for prospective and existing buyers of houses and ensure that each customer who has successfully booked a house has a sales agreement if the project has been completed.
  • Maintaining a database of all enquires and customers but also collect market information of comparable projects to inform sales pitches for the Fund`s housing projects.
  • Making relevant follow ups for customers who have made enquiries or who have booked to buy houses but have not yet completed the full payment.
  • Collecting quarterly market intelligence data on products in direct competition with the Fund`s existing and prospective products.
  • Making appointments and showing buyers around properties.
  • Finding buyers in a position to proceed with purchase of a unit at the communicated price and terms and conditions
  • Referring buyers to mortgage arrangers for quotations and advice.
  • Generating leads through referral and network systems and perform cold calling duties.
  • Following up on generated leads to convert them into business-providing clients
  • Conferring with clients to determine their home buying and selling needs and provide them with information on available properties and clients.
  • Periodically reconciling customer accounts to inform timely recovery of amounts due.
  • Explaining sales agreements and home owners’ association documents to customers and ensuring that they understand every term before they sign the contract
  • Advising on budget required to undertake promotional activities to sell the houses and find a market for houses.
  • Following up on payments that have booked houses.
  • Liaising with legal to ensure timely execution of sales related documentation.
  • Making presentations current units the Fund is selling and how they compare with the market and run clients through each house that they are interested in.
  • Building relationships with brokers, mortgage providing banks and other market players to exchange information regarding available new homes and obtain market intelligence.
  • Following up with clients through email and telephone and keep them abreast of developments.
  • Providing clients with information on prices of houses and associated costs and handling negotiations.
  • Providing input regarding house features, location and units on the market for new project concepts.
  • Working with the property management team to ensure that the houses of unsold estates are clean and in a good condition.

 

 

Minimum Qualifications for IRC Uganda Jobs 2021

  • Bachelor’s degree from a reputable university in: Business-related disciplines, Real Estate Management, Engineering, Quantity Surveying, Architecture
  • Diploma/certificate in Property management or Facilities Management is an added advantage
  • A minimum of 2 years’ work experience with at least 1 year being in selling of housing units or marketing and selling of new products in a reputable organization or firm
  • Specific knowledge of property sales and process would be an added advantage.
